The recently released provincial budget was the final piece required by The City to calculate the 2025 property tax rates. The tax rates were presented to and approved by City Council today.
In November, Council adjusted and approved its 2023-2026 Service Plans and Budgets investing in services that matter most to Calgarians, including infrastructure, transit, public safety and housing. This was the first of three inputs needed to calculate the 2025 tax rates.
The second input required was the assessed value of all Calgary properties. The total assessed value of Calgary properties is used to calculate the tax rate, and your property value is used to calculate your tax bill. Property Assessment Notices for 2025 were mailed at the beginning of January. The Customer Review Period for property owners to discuss and update their property information, which can affect their assessment value runs until March 21.
For 2025 the typical single-family home assessed at $697,000, the municipal property tax increase is $134 annually or $11 per month.
o Calgary had the lowest property tax increase of all major cities in Canada in 2025.
The final input required was the provincial budget release. This determines the funding available to The City and the amount of property tax that will be sent to the Province. The provincial portion increased by $154 million in 2025, representing a 17.5 per cent increase. In total, Calgary will remit over $1 billion in property tax to the province, the highest amount of any Alberta municipality classified as a city on a per capita basis.
For 2025 the typical single-family home assessed at $697,000, the provincial property tax increase is $218 annually or $18 per month.

Property owners will receive their tax bills the week of May 12, and payments are due by June 30.
